Quick Answer

Commercial floor care pricing depends on floor type, square footage, and service frequency. Elite provides scheduled maintenance programs (weekly, bi-weekly, monthly) as well as one-time deep cleans. We work after hours and on weekends to avoid business disruption. Call (432) 425-1910 for a free commercial estimate.

Commercial floors take a beating that residential floors never see. Hundreds or thousands of foot traffics per day, rolling carts, chair wheels, tracked-in sand and oil from the Permian Basin oilfield, spilled coffee in break rooms, and the constant grind of daily operations. Whether your facility has commercial carpet, VCT (vinyl composition tile), LVP, concrete, or a combination, your floors need a maintenance program designed for commercial-grade wear — not residential-level cleaning.

Elite Carpet Cleaning provides full-service commercial floor care for offices, community centers, medical facilities, retail stores, warehouses, restaurants, and industrial spaces across Midland, Odessa, and the Permian Basin. Our services include commercial carpet extraction, VCT strip-and-wax, burnishing, scrub-and-recoat, concrete cleaning, and scheduled maintenance programs. We bring truck-mounted equipment and commercial-grade chemistry that portable janitorial units cannot match.

We understand that downtime costs money. That's why we work after hours, on weekends, and around your operational schedule. Our commercial floor-care approach is designed for oilfield offices, medical clinics, schools, retail businesses, and other high-traffic facilities throughout West Texas. We provide customized maintenance plans that keep your floors looking professional year-round while extending their lifespan and reducing long-term replacement costs.

The scope should match the surface and condition.

Carpet, upholstery, tile, rugs, ducts, vents, and water-damaged materials require different inspection and cleaning decisions.

How our commercial floor care process works

A clear, step-by-step approach — no mystery, no upsell ambush.

1

Facility Walk-Through & Assessment

We tour your facility to assess floor types, condition, traffic patterns, problem areas, and any compliance requirements. We identify the right service for each floor zone — carpet areas may need extraction while hard floors need strip-and-wax. This ensures you get a customized plan, not a one-size-fits-all approach.

2

Pre-Cleaning & Preparation

All movable furniture, mats, and obstacles are relocated. For VCT floors, we apply chemical stripper to dissolve old wax buildup layer by layer. For carpet, we apply commercial pre-spray to break down embedded soil, grease, and high-traffic grime. This preparation step is what separates professional results from janitorial mopping.

3

Machine Stripping or Extraction

For VCT: floor machines with stripping pads remove all old wax down to bare tile, including yellowed buildup and embedded scuff marks. For carpet: truck-mounted hot water extraction flushes out deep-embedded soil, bacteria, and allergens. For concrete: industrial scrubbers with degreasing solution remove oil, tire marks, and surface contamination.

4

Rinse, Neutralize & Dry

VCT floors are rinsed with a neutralizing solution to ensure proper pH for new wax adhesion — skipping this step causes wax failure. Carpet is given a final extraction pass to remove residual cleaning solution. Concrete is rinsed and squeegeed. All floors are allowed to dry completely before the next step.

5

Wax Application or Carpet Grooming

For VCT: 4–6 coats of commercial-grade floor finish are applied in thin, even layers with drying time between coats. This builds a durable, high-gloss protective barrier. For carpet: fibers are groomed with a professional rake to set pile direction, speed drying, and deliver a uniform appearance.

6

Burnishing & Final Inspection

For VCT: a high-speed burnisher polishes the new wax to a mirror-like shine that lasts for months. We walk the entire facility to confirm coverage, shine level, and edge work. Photos are taken for your records. For ongoing maintenance clients, we document conditions and schedule the next service visit.

Frequently asked questions

Common questions about our commercial floor care service.

VCT (vinyl composition tile) strip-and-wax involves chemically removing all old floor finish down to bare tile, then applying 4–6 fresh coats of commercial floor finish. This restores the original shine and protective barrier. Most commercial facilities need a full strip-and-wax once per year, with scrub-and-recoat touch-ups every 2–3 months depending on traffic volume.
