What to Do When You Have Water Damage in Midland, TX

By Elite Carpet CleaningMarch 1, 2026

This guide covers exactly what to do, in order, when you discover water damage in your Midland or Odessa home. Print it. Bookmark it. You will be glad you have it if the day comes.

The First 30 Minutes: Stop the Source

  1. Find and stop the water source. If it is a burst pipe or failed appliance, shut off the water supply valve for that fixture. If you cannot identify the specific valve, shut off the main water supply to the house. In most Midland and Odessa homes, the main shutoff is near the water meter at the front of the property or where the supply line enters through the slab.
  2. If there is standing water near electrical outlets, switches, or your breaker panel, do not wade through it. Shut off electricity at the main breaker first. If you cannot reach the breaker safely, call Oncor or your utility provider for an emergency disconnect.
  3. Move furniture off wet carpet if you can do so safely. Upholstered furniture sitting on wet carpet will wick moisture and transfer dye onto the carpet, creating a secondary stain that is extremely difficult to remove.
  4. Remove any valuable items, documents, or electronics from the affected area.

The First 2 Hours: Document Everything

Before you start cleaning up, document the damage for your insurance claim. This step is critical and too many people skip it in the rush to start drying.

  • Take photos and video of every affected area. Include wide shots showing the extent of the water and close-ups of damaged materials.
  • Photograph the source of the water if visible (the burst pipe, the failed water heater, the point of entry).
  • Note the time you discovered the damage. Write it down.
  • Call your homeowner's insurance company to file a claim. Most policies require prompt notification. Ask your agent about coverage for professional water mitigation -- most policies cover it when the damage is from a sudden event (burst pipe, appliance failure) but not from gradual leaks or neglected maintenance.
  • Keep damaged items for the adjuster to inspect. Do not throw anything away until the adjuster has documented it.

Why Prompt Assessment and Drying Matter

Here is the timeline that drives every decision after water damage:

  • Porous materials can absorb water beyond the visibly wet area, including drywall, insulation, carpet pad, cabinets, and wood assemblies.
  • Finishes can bleed, metals can corrode, adhesives can weaken, and materials can swell or delaminate depending on the water source and exposure.
  • Moisture and temperature can support biological growth, so the source should be stopped safely and affected materials assessed promptly.
  • Contaminated water, electrical hazards, structural instability, or suspected biological growth require controls beyond ordinary extraction and drying.

The practical message is to act promptly without taking unsafe shortcuts. Stop the source only when safe, document the loss, contact the appropriate professionals, and use moisture measurements to define the affected materials and drying plan.

What Professional Water Mitigation Looks Like

When a restoration team arrives, the first thing they do is assess the extent of water migration using moisture meters and thermal imaging. Water travels far beyond what you can see -- it wicks through drywall, travels along baseboards, and seeps under floating floors. The visible wet spot is often only half the story.

The mitigation process typically involves extracting standing water with truck-mounted extraction equipment, which removes far more water than a shop vac. The team then sets up commercial air movers (high-velocity fans positioned to create airflow across wet surfaces) and commercial dehumidifiers that can pull 30 or more gallons of moisture per day from the air. In most Midland homes, a standard water damage setup uses 8 to 12 air movers and 1 to 2 dehumidifiers, running continuously for 3 to 5 days.

Whether carpet or pad can be saved depends on the water source, contamination, exposure, material condition, delamination, odor, access, and measured moisture. Some losses can be dried; others require pad, tack strip, carpet, or adjacent material removal. The decision should be made from the actual loss rather than a universal rule.

Midland-Specific Considerations

A concrete slab changes where water can travel, but it does not eliminate concerns in flooring, adhesives, sleepers, baseboards, cabinets, walls, or other assemblies above it. Moisture can remain trapped under low-permeance flooring or inside adjacent materials and should be assessed with appropriate measurements.

Another local factor: many homes in the Basin were built during oil booms and may have polybutylene supply lines (common in 1980s construction) that are prone to failure. If your water damage came from a supply line failure, have a plumber inspect the remaining supply lines in the house. A single failure often indicates that the rest of the plumbing is approaching the same end of life.

What NOT to Do

  • Do not assume surface airflow proves concealed materials are dry. Structural drying decisions should use appropriate measurements and controls.
  • Do not pull up the carpet and throw it away before the insurance adjuster has seen it. You may be disposing of a covered item and weakening your claim.
  • Do not apply bleach or another antimicrobial blindly to wet porous material. Correct the moisture source and follow qualified remediation and product-label guidance.
  • Do not ignore a small leak because it "seems minor." The water you see is a fraction of the water that has migrated into walls and under flooring.
